Altadena | $2.649 Million

A 1922 Mediterranean-style house with four bedrooms, four bathrooms and a one-bedroom, one-bathroom guesthouse, on a 0.6-acre lot

This house sits on a stretch of road known as Christmas Tree Lane, for the annual holiday lights display that has happened nearly every December since 1920. The street, which is lined with mature trees, is also on the National Register of Historic Places, in part because many of those trees played a role in the original festivities.

The property is 10 minutes by car from some of Pasadena’s most popular attractions: the Rose Bowl stadium, the Gamble House museum and the Norton Simon Museum, home to a sculpture garden and a collection of art from around the world. Downtown Los Angeles is about half an hour away; Pomona is a little more than an hour east.

Size: 4,024 square feet

Price per square foot: $658

Indoors: The house is set back from the street, behind an expansive lawn. An elaborate exterior stairway with a stone balustrade ascends to the entrance, where an arched wood-and-glass door opens into a foyer with an original staircase.

To the right is a sunken living room with original hardwood floors, an original fireplace with an ornate mantel and two sets of doors that open to a covered terrace that serves as an outdoor sitting room.

The living room and the foyer both have access to a formal dining room with a Palladian window overlooking the backyard. A butler’s pantry connects this space to a bright yellow kitchen with a vintage range and room for a breakfast table. A second pantry and a laundry room are off the kitchen. Behind the laundry room is a guest room with an en suite bathroom.

A home office is also on this level, off the foyer, with wood built-ins that have their original leaded-glass doors. This room has an attached bathroom with yellow damask wallpaper and a bathtub.

The primary suite is on the second floor, to the left of the landing. The large bedroom has doors that open to a terrace shared with one of the guest rooms; the bathroom has been updated with marble tile and a glass-walled shower. The two guest rooms on this level are also spacious and share a bathroom with a combined tub and shower.

The finished basement has an area used as a home gym, as well as plenty of storage space.

The guesthouse includes one bedroom, one bathroom, a living room and a kitchen.

Outdoor space: The property has a large lawn with flat space for entertaining or play, as well as a covered patio and a firepit. The garage holds three cars.

Taxes: $33,108 (estimated)

Palm Springs | $2.69 Million

A 2022 house with three bedrooms, three bathrooms and a guesthouse with one bathroom, on a 0.3-acre lot

Palm Springs is often associated with well-preserved midcentury-modern homes, but in recent years it has also seen a fair amount of new construction — like this house, which was designed by James Cioffi, a local architect, with elements of midcentury style.

The property is about a 10-minute drive from the vintage furniture shops and nightlife of downtown Palm Springs and less than two hours from Los Angeles, traffic permitting.

Size: 2,622 square feet

Price per square foot: $1,026

Indoors: A gravel yard landscaped with succulents separates this house from the street. A door set in the middle of a long privacy wall opens into a courtyard with a saltwater swimming pool at the center. At the far end is the home’s front door.

It opens into a living-and-dining area with tile floors, a sleek gas fireplace and large windows. On one side of the space, sliding-glass doors open to a patio; on the other side, more sliding-glass doors open to the courtyard and swimming pool. The open kitchen, which is part of this area, is equipped with a Bertazzoni range and a Bosch refrigerator, and has a porcelain-topped, waterfall-style island and porcelain countertops.

One bedroom is off the dining area, with access to the rear patio; the en suite bathroom has a floating double vanity with LED fixtures and a curbless shower. Another bedroom is also in the part of the house, off the entry; next door is a bathroom with a combined tub and shower. Across the hall is a laundry room with a washer and dryer.

The primary suite is on the other side of the house, off the living area. The bedroom has sliding-glass doors that open to the pool, and the bathroom has a deep soaking tub, a glass-walled shower and a wood vanity with a porcelain counter and midcentury-style glass sconces.

The guesthouse is on the other side of the garage. It has a private entrance, a full bathroom and enough space for a king-size bed and a desk.

Outdoor space: The house is oriented around the swimming pool at the center of the courtyard. A covered patio on one side of the surrounding deck has an outdoor kitchen with concrete counters. The attached garage has two parking spots.

Taxes: $33,624 (estimated)

Carmel-by-the-Sea | $2.695 Million

A Spanish-style house built in 1963, with three bedrooms and two and a half bathrooms, on a 0.1-acre lot

This house is a few blocks from the intersection of Junipero Street and Ocean Avenue, one of the city’s busiest spots. It is a 15-minute walk from restaurants, boutiques and wine-tasting rooms run by local vineyards, and less than a 10-minute drive from Carmel Sunset Beach, popular with locals and weekend visitors.

Driving to Monterey or Pebble Beach takes 10 minutes. Big Sur is about a 45-minute drive south, along the coast.

Size: 1,817 square feet

Price per square foot: $1,483

Indoors: A curved brick path runs from the sidewalk to the arched front door, which opens into a foyer with wide-plank hardwood floors.

The hardwood floors continue into the living room, to the left of the entry, which has windows on three sides that fill the space with light; glass doors that open to the backyard; ceilings lined with exposed beams; and a fireplace with a matching beam for a mantel. A powder room is nearby, off the foyer.

Straight ahead from the foyer is an open kitchen and dining area separated by a breakfast bar. The dining area has a large window overlooking the backyard. The kitchen has granite counters and a colorful tile backsplash behind the stainless steel Viking range.

Two of the bedrooms are on the main level, off a hallway extending from the dining area. They share a bathroom across the hall with a combined tub and shower. At the back of this level is a bonus room that could be converted into a bedroom or used as a home office.

A staircase with a hand-forged wrought-iron banister rises from the center of the first floor to the primary suite, which occupies the entire second floor. It includes a fireplace, two walk-in closets, a private balcony and a bathroom with a double vanity and a windowed walk-in shower.

Outdoor space: The deck off the living room has more than enough space for a dining table and a barbecue. There is a smaller deck off the kitchen. The primary suite’s balcony could easily hold a set of outdoor lounge chairs.

Taxes: $33,684 (estimated)
